The regulation that checks notes allows private captial to buy houses that should be for people? Or the ones that have made it so we have several times the number of vacant houses than homeless people?
This is the mentality of someone who’s had more Econ classes than girlfriends. And they’ve only had one Econ class.

Wait, what regulation forces landlords to increase rent?
R1 zoning
It’s not a “one or the other” situation; it’s both over-regulation and under-regulation.
That doesn’t mean anything to me, I’m not from the US. I’m assuming this is a US thing.
This hot take brought to you by the moderator of checks notes libertarian and centrist instances… what a surprise
When every reasonably priced house gets snapped up and turned into a rental for twice or more what the mortgage would have been, sure, regulations are the issue…
The red tape and regulations are there purely to stop shitcunt developers from building dodgey buildings.
Whenever you see someone claiming they want to cut red tape - it’s because they want to profit off selling their cheap, shitty developments.
There are YouTube channels devoted to showing new houses that are poorly constructed and should fail inspection. You couldn’t do that if it wasn’t such a huge problem.
Remember, if there’s a regulation, it’s in response to someone doing the wrong thing.
“I didn’t think I’d have to make a rule about not shitting on the carpet, but it looks like I’m going to have to do that now.”
“God, why you make so many rulez! You just hate bidness!”
